Basement Waterproofing
The Lodges, Ticehurst
Project Details
The hotel were looking to increase their capacity for guests in an innovative way. 4 lodges were designed to be constructed with the majority of the walls being earth retaining and requiring waterproofing sufficient to give luxurious accommodation for overnight or longer, so a grade 3 environment was essential under British Standard BS8102.
CavityTech Systems Ltd applied an exterior protective coating to these walls, Newton Aquabit 114. This material is a robust exterior waterproofer with good gap filling qualities.
Methodology
The design was carried out by one of our CSSW qualified surveyors, working with the clients structural engineer
Externally – The slab and earth retaining walls were constructed from re-inforced concrete .
Internally – Newton 508 was applied to the internal walls with sufficient fixings being used to allow the clients builder to install a gypliner batten system. Newton base drain channel was laid on the slab around the perimeter of the lodges. This exited to areas where the outside ground levels were lower avoiding the need for a sump chamber and pump system in each lodge. Closed cell insulation was laid to the floors linked to the base drain and wall membrane
Result
The system was installed promptly with no drying times giving the clients builder the opportunity to continue with the construction with the minimum of delay.
Our surveyor Phil Assheton visited the above lodges 4 years after completion of construction at a wedding reception and is happy to confirm the effectiveness of the system. .
Type A waterproofing – Externally applied Newton 112 Aquabit seamless rubberised to perimeter earth retaining walls, prior to the application of insulated protection board before back-filling.
Type C – Internal waterproofing provided using Newton 508 membrane applied to internal walls and floor surfaces, incorporating Newton Basedrain channeling along the floor/wall junction with the perimeter walls.
