Marlbourgh House - Hastings
CavityTech were asked to attend the above property in order to assess the structural condition of the flank cavity walls.
The building has a concrete ring beam construction with cavity masonry panel walls built bewteen floor levels.
Our inspection of the wall panels revealed an insufficient number of wall ties installed and the walls had poor fixing points to the concrete floors. This therefore meant that the outer leaf of cavity brickwork was becoming unstable and there was a risk of wall failure.
It was also found that the inner wall construction was mixed blockwork and brick, and the cavity width ranged from 20mm to 100mm.
In accordance with the Client's request, we provided a cost effective remedial solution to install replacement wall ties and a long term guarantee. Our installation allowed for Helifix DryFix self tapping ties and for Expoxy Resin ties bonded to both the inner and outer walls of various lengths to suit the different widths of cavity. All ties installed were high grade stainless steel 316 as the building is located on the south-east coast line and exposed to consistent prevailing wind and rain.
The works were also carried out from a telescopic platform lift to reduce the amount of disruption to the clients business.
The wall tie installation was carried out within the clients budget and on time.
